Phase 1: Meet & Greet
The first step in your building journey is to book a meeting with us. Prior to the meeting will send you a questionnaire to fill out; this way we will know a little bit about you and what you hope to achieve from building with us.
If you already have land, we can meet you on site to assess any potential challenges we may face. If you don’t have land don’t worry, we can help you locate a block and discuss house options to fit. It is beneficial to know your budget prior to meeting with us so we can design something suitable from the very beginning.
At RFS Projects we specialise in helping you from concept to completion. Whether you have plans of your own or need some guidance, we can help either way! We have a large variety of plans you can look through to give you some ideas, and we also have an in-house building designer who can tailor plans to suit your budget, needs and lifestyle.
Phase 2: Concept Plan & Budget Estimate
Here we will design a sketch plan and liaise with you to ensure we are on the right track. Once you are happy with the sketch plan, we will provide a budget estimate. If we have worked with you to design your build, there shouldn’t be any big surprises here. If you have your own plans, we can review them with you and suggest some cost saving and liveability improvements if you’re open to it.
If you have any questions with the budget estimate, we can arrange a follow-up meeting to discuss. We are happy to make changes to your plans and quote to suit your needs and budget. If you’re happy with your floor plan, it’s time to move onto the next phase!
Phase 3: Fixed Price & Draft Contract
This is where you will receive a site plan, elevation plans and an itemised fixed price. Again, we will give you plenty of opportunity to ask questions and make minor changes to your plans.
If all is in order and in line with your expectations, we will ask for your approval of the plans and move onto the next step.
The next step, for your plans, involve submitting them for planning assessment, energy assessment, engineer design, building surveyor assessment and council approval. We take care of all the relevant approvals and permits for you.
In the meantime, we will provide you with a draft building contract to review. You then need to take it to your finance broker for finance approval.
Phase 4: Contract, Permits & Start Building
Now it’s time to sign the building contract and begin making selections. It is important to begin making selection so we can order the appropriate materials and have them on site to ensure there are no delays.
We will provide you with a checklist of each stage of your build so you know exactly what you need to select and where you can select it from we will make sure you always have a little to do at each stage, but never too much!
There are six stages to your build: base, frame, lock up, fixing, practical completion, and last but not least, handover!
Throughout the build you will have regular contact with us to confirm you are happy with all aspects of the build.
As your build is nearing completion we will organise a walk-through with you, prior to handover. Together we will inspect your new home and identify anything that is not up to your standards, which we will ensure is fixed prior to handover.
